Backed by a Top Arizona Business Brokerage Network
Cox Business Brokers AZ is proudly affiliated with the Business Sales & Acquisitions Division of West USA Realty, one of Arizona’s most established and respected real estate and business brokerage firms.

Founded in 1986, West USA Realty is one of Arizona’s longest-established real estate brokerages, with offices throughout the state, including multiple locations across the Phoenix metro area. In addition to residential real estate, West USA includes specialized divisions focused on business sales and acquisitions, commercial real estate, land sales and acquisitions and property management.
This multi-disciplinary platform provides our clients with broader market exposure, strong professional support, and access to a wide network of buyers, investors, lenders, and industry professionals. The depth and diversity of this network enhances market presence and execution across a wide range of business and real estate transactions throughout Arizona.
Real Business Ownership Experience
Before transitioning into real estate and later business brokerage, John spent 20 years building, owning, and operating an automotive advertising and direct-mail agency serving car dealerships nationwide.
What began as a small Arizona startup grew into a respected marketing firm serving clients across the country. John didn’t just manage a business — he built it from the ground up. He understands the long hours, payroll responsibility, hiring challenges, cash-flow pressure, and constant decision-making that come with ownership.
That experience allows him to relate directly to business owners and buyers and to guide transactions with empathy, realism, and practical insight.
Experience That Translates to Better Outcomes
Since transitioning into business brokerage, John has successfully closed several business transactions, including SBA-financed sales and transactions structured with substantial seller financing supported by strong buyer equity.
The firm has also worked with businesses involving substantial equipment assets, commercial lease considerations, seller financing structures, SBA financing discussions, and transactions involving associated commercial real estate.
Over his 18-year career in Arizona real estate, he has completed hundreds of residential and commercial transactions, bringing seasoned negotiation expertise and disciplined deal management to every business sale.
Early in his business brokerage career, John worked with Arizona business broker and attorney Chuck Tanko, founder of one of the oldest business brokerage firms in Arizona. With more than 50 years in the industry and a long record of completed transactions statewide, Mr. Tanko is widely regarded as a pioneer of business brokerage in the Phoenix market. That experience helped shape the disciplined, process-driven approach John applies today at Cox Business Brokers AZ.
John Cox works with business owners throughout the state, providing guidance on valuation, confidentiality, negotiations, and selling a business in Arizona.
A Consultative Approach — Not Transactional
We’re not a high-volume brokerage. We focus on a thoughtful, client-first approach.

When you work with Cox Business Brokers AZ, you’re not just listing a business — you’re engaging a trusted advisor who understands business ownership, valuation, negotiation, and transition planning.
This approach aligns with the professional standards followed by members of the Arizona Business Brokers Association (AZBBA) and the International Business Brokers Association (IBBA) and is designed to protect confidentiality while maximizing outcomes for business owners.
Understanding Business Broker Fee Structures
Business owners considering the sale of a company may encounter different fee structures depending on the brokerage firm, transaction size, and scope of services being provided.
In some cases, brokers or M&A firms may charge upfront engagement fees, business valuation fees, marketing expenses, administrative fees, or monthly retainer fees before a business is sold. These fees are sometimes used to cover valuation work, confidential marketing materials, buyer outreach, listing preparation, and ongoing transaction support.
At Cox Business Brokers AZ, most small to mid-sized business sales are handled on a success-fee basis. In most cases, compensation is earned only if a successful sale is completed and executed.
Business owners should always understand how compensation is structured, what services are included, and how fees are handled before signing a listing or engagement agreement.
Our mission is simple: to exceed client expectations through professionalism, preparation, and personal commitment.
That commitment includes helping business owners navigate not only valuation and negotiations, but also buyer qualification, confidentiality, and transition planning throughout the sales process.
Finding the Right Buyer Matters
For many business owners, selling a business is about more than simply finding a buyer. Owners often care deeply about protecting the reputation of the company they built, maintaining continuity for employees, and helping position the business for long-term success after the transition.
Careful buyer screening may include evaluating financial capability, available liquidity for down payments, financing readiness, operational background, industry experience, and overall fit for the business.
Many sellers want confidence that a buyer is capable of operating the business responsibly, treating employees well, and continuing the legacy they spent years building.
Listings are marketed confidentially through a tailored process that may include private buyer outreach, targeted marketing strategies, and select established business-for-sale platforms when appropriate.
Confidential business sales often require carefully coordinated buyer meetings and business showings. In some cases, tours and meetings are scheduled after business hours or on weekends to help protect employee relationships, customer confidence, vendor relationships, and ongoing operations throughout the sale process.
